If you need land, a broker, lending, house design, engineering, or just a home builder. We partner with our clients wherever they are in the process, and meet their goals. Building Scenarios:

  • I have everything but a home builder.
    Welbuilt Homes would love to get your plans and work with your team to get a budget together and then execute the plans with our deep stable of trades and supply partners that we have developed over 20 years in the industry building thousands of homes.
     

  • I have a budget and I’m pre-approved to build but nothing else.
    We have great real estate and land development partners that can help you find the right piece of property for your project.
     

  • I need a lender. 
    Whether you need a land loan, construction loan, or a land and construction loan that consolidates we have great options for your project.

     

  • I need design and or engineering services.
    We partner with some of the best award-winning design professionals who are great at working through online to in-person meetings, we will guide you thru the building permit process and architectural review process if there is one.
     

  • No matter where you are in the process we will meet you where you are and play our part.


Pre Construction Process & Benchmarks:

 

  • Design & Engineering depending on the project can take from 120 days to 6 months to get things ready to submit for a building permit.
     

  • Budgeting, at most you will receive three budgets from us on most projects which is by design.

    • Pre Engineering - Construction documents / plans are about 80% complete and heading into engineering we will issue a base budget and allowances for structural items

      • Budget prep takes about a week

    • Post Engineering - When engineered construction documents have been received

      • Budget prep takes 2 to 3 weeks

    • Post Selections - When final selections and engineered construction documents are complete budget will be updated

      • Contract Budget takes about a week
         

  • What most lenders will need to get a construction loan (that we assist with)

    • Engineered construction documents - plans

    • Construction Contract

    • Contract budget

    • List of construction materials
       

  • Building Permits

    • We will prepare and assist with submitting for building permits with the appropriate jurisdictions (demolition of existing or new construction site)

      • Duration depends on jurisdiction and changes often – please contact us if you have questions

 
Content Management and visibility of your project:

  • Content management, content management, and selections of materials?

    • We use cloud based software and schedules that are easy to view online or on your phone (Google & Microsoft based platforms)

    • Residential building schedules are very important and challenging to manage with weather delays and supply chain delays but our partners allow us to avoid many of these delays, you also have access to a onsite superintendent and construction manager during your construction process. Receiving photos of your project and updates as often as you want them. We are committed to making this a enjoyable process and giving you peace of mind.

    • Many of our build cycles start at 6 months and go up to multiple years depending on the project

 
Construction Process & Key Walk Thru’s:

  • Construction Kick off Meeting: Meet with construction manager in the office or online to review selections and construction schedule

  • Onsite kick off meeting: we discuss elevation of home, utilities, setbacks, site survey, and project expectations

  • Electrical Walk: The roof is on, the building is dried in, and the electrician is getting started! We will discuss where all of your plumbing, heating & cooling, and electrical rough in items will be located and if things need changed?

  • Drywall Walk: we will discuss interior finish items like cabinets, countertops, appliances,  plumbing fixtures, and start talking about landscaping and exterior game plan!

  • Punchlist Walk: at this point your home is about 98% complete and we are just working on touch up items and prepping your home, we will guide you thru the home while we carry the blue tape…taking notes of items that need to be addressed

  • Turnover meeting: Home has been professionally cleaned inside and out! We show you how to drive your new home along with receiving a WelBuilt Homes gift and list of all trade partners and warranties!

 

Warranty:

  • Maybe the most forgotten and important question to ask your builder about? How do all the little things get handled during the warranty period?

    • One we want to be your partners and will always stive to help take care of your home with your assistance

    • You receive a full list of trade partners that work on your home that can assist with answering questions

    • In your WelBuilt Homes owner guide you will have a form to fill out with instructions at month 10 or 11 to return to us so we can start your 1 year warranty of items that need to be addressed at month 12

    • If its an emergency we always suggest you contract the appropriate trade partner first and then Welbuilt Homes so the issue can be addressed as fast as possible

    • Warranty to us is just as important as the paint on the inside of your closet…it should be perfect.
